Lumina Grand EC | How to Choose the Best Layout?


In this episode of Jia En Property Youtube Series, I shared how layout matters and how layout will affect your returns in the future. Hence, you have to choose the right layout and right stack for the unit selection.

LUMINA GRAND EC

Lumina Grand is is a 99-year leasehold development in district 23, near Bukit Batok West Avenue 5. It consists of 512 exclusive homes ranging from 3 to 5 bedrooms, developed by CDL.



WHICH IS THE BEST 3 BEDROOM LAYOUT?

For the Lumina Grand EC 3 bedrooms, there are 6 layouts with 3 main sizes: 936 sq ft, 969 sq ft, and 980 sq ft. All of the layouts have separate living and dining areas, a closable kitchen, and three proper bedrooms that are able to at least accommodate a queen-size bed. The key differences between the six layouts are the kitchen sizes and the additional WC. A6, and A3 will be my recommended layouts as it is a larger three-bedroom with a store room and WC. WHICH IS THE BEST 4 BEDROOM LAYOUT?

For the Lumina Grand EC 4 bedrooms, there are 4 main layout and sizes. The key difference is that Layout B3 and B4 comes with a separate dry kitchen on top of a wet kitchen and a separate wardrobe area in the master bedroom. A separate dry kitchen will be preferred for home stay and HDB upgraders, as preparing meals and setting tables will be easier with less mess for larger families. This can be evident in the North Gaia EC 4 Bedroom ECs, where the layout with dry kitchen, which were mostly snatched up on the launch day.



CASE STUDY: SOL ACRES

Of the Sol Acres EC Top 20 profitable transactions, majority are from the bigger sized 3 and 4 bedroom layouts, with 4 transactions from 5 bedrooms earning the most profit. For buyers, buy the larger layouts if possible. For the 3-bedroom buyers, you can prioritise layout A3 and A6. For current EC Owners, who are thinking of getting another EC, unfortunately, you are only eligible for an EC once. However, you may consider selling your current EC to swap for another investment property and letting your money continue growing. HOW DOES LAND PRICE REALLY AFFECT THE NEW LAUNCH EC PRICE?


We can see the examples with CopenGrand EC, Tenet EC and Altura EC. With a higher land rate, there was higher average prices and the recent Altura EC had the highest transacted psf of $1580psf. If you’re eligible for the Lumina Grand today, you should consider getting it earlier and lock in your profits.


For the future plots, we can see that the land bid prices are increasing and hence the future launch price may be higher. For Lumina Grand EC, CDL won at $626 psf per plot ratio (ppr). The Tengah Plantation Close plot 1 has been tendered jointly at $703 psf per plot ratio (ppr) by Hoi Hup Realty and Sunway Developments. The Tampines Street 62 (Parcel B) has been awarded to Sim Lian at $721 psf per plot ratio. Compared to Lumina Grand land bid of $625 psf ppr, the future land plots, there is a difference in land cost by more than 12% and the future ECs are likely to have a higher launch price.
